U+A BIM Approach
We know that using BIM demands clear and unambiguous project management, a lean approach, and collaborative engagement throughout the delivery team. What makes BIM an incredibly powerful tool is that it considers a project in a broader environment and across the whole building lifecycle. At U+A, BIM projects start with the end in mind. Our approach ensures successful BIM implementation through sharing expertise and mentoring. We promote a collaborative work process across all projects.
We have introduced BIM model reviews as part of our project workflow to accompany the design and technical workshops, which align with PAS 1192- 2:2013 and BIM ISO-19650. These workshops are invaluable to any project, and it is here where the client often feels more engaged in the process.

U+A BIM Process:
Design Analysis:
We have the expertise to deliver BIM appropriate to project-specific requirements; for example, by providing a greater appreciation of the building physics. BIM data allows a more accurate assessment in terms of code compliance and performance benchmarking. The BIM environment is linked to building service design analysis, through parametric tools and links between documentation and analysis.
Enhanced Uses :
We actively engage with leading Developers, Government, and Industry working parties to ensure that BIM models are constructed and aligned with industry best practices. An in-depth appreciation of cross-discipline platforms and the associated interface issues that provide Architectural, Interior Design, Landscape, and Structural models with effective collaboration. BIM data can then inform project and cost management processes, facilitating enhanced construction sequencing, 4D, and 5D analysis. We are proficient in developing models from LOD 100 at Conceptual stages up to LOD350 at the IFC stage.
Next Generation BIM Coordination :
We work with project teams in one integrated standard data environment (CDE) – BIM 360 Design for most of our projects. It ensures a single vision for the latest revision of the project. We collaborate on 3D or 2D based issues in real-time with instant notifications on changes. We can find, create, and track issues out of any platform. Coordination is seamless. We can keep track of what’s happening in any BIM project. Identifying, assigning, managing, and solving any problems throughout all the phases of the project. BIM360 design unifies BIM intelligence making it immediately accessible and actionable for the full project team. It reviews clash detection to follow progress or resolve challenges
The value of BIM :
Quite simply, the real value of BIM is the ability to collect, share, and leverage construction-related information from various project stakeholders. BIM’s value translates into greater speed, accuracy, and efficiency at every project delivery stage and building operations.
So a consistent and robust strategy must underpin all BIM workflows adopted by a project team. In essence, consistency is the cornerstone of any successful BIM Project. Even the most skilled professionals will not realize BIM’s full potential if the entire team does not harness the information within, and related to, a construction model.
Teams that apply BIM workflows with the most success have developed a detailed and clearly defined practical and achievable BIM strategy. Optimal performance in this space demands a sophisticated and articulated approach to BIM; one that has been considered from every aspect of model interaction and modification aligns with the workflows and practices that deliver projects today but is sufficiently agile to adapt to emerging methods.
Our role as a BIM Expert involves developing a BIM Strategy suitable for your project and its unique circumstances. This strategy has been built upon the foundation of knowledge acquired through our BIM project delivery, where we have been the design team. We utilize the same BIM principles we have created through years of evaluating and refining BIM processes.
U+A Key BIM Statistics:
Below are some key statistics recorded in U+A after the adoption of BIM 6 years ago.
Key BIM Projects:
- Burj Royale
Project Location : Downtown, Dubai, U.A.E
Project Type : Residential
Built Up Area : 93,004 sqm
Gross Floor Area : 55,718 sqm
BIM Software Used : Revit, Naviswork, Dynamo,
Achievements : By adopting the BIM process for the project, we managed to control the project budget and visualize the site’s complex prevailing conditions during the design phase. It also helped in better inter-trade coordination with reduced clashes. The project is currently under construction, and the Project Information Model produced by U+A is assisting the contractor in resolving on-site issues in advance and effectively managing project sequencing.
- Swiss International School
Project Location : Al Jadaf, Dubai, U.A.E
Project Type : Institutional
Built Up Area : 26,650 sqm
Gross Floor Area : 18,650 sqm
BIM Software Used : Revit, Naviswork, CFD, Lumion, Enscape
Achievements : The campus houses over 2,000 students. We carried out the entire design and built process in Revit. Construction was completed 4 months before schedule, and construction RFI’s were reduced by 40%.
- Creek Edge
Project Location : Creek Harbour, Dubai, U.A.E
Project Type : Residential
Built Up Area : 93,004 sqm
Gross Floor Area : 55,718 sqm
BIM Software Used : Revit, Naviswork, CFD, Lumion, Enscape, Tekla,
Achievements : Creek Edge consists of two residential towers of 40 and 20 floors, respectively, over a 4-storey podium. The towers have been positioned to maximize the view of Dubai Creek and Burj Khalifa using BIM visualization tools like Enscape and Lumion. Project visualization took place in Revit and Tekla for structure, Naviswork for Clash detection, and BIM 360 as CDE.
- Jeddah Corniche
Project Location : Jeddah, Kingdom of Saudi Arabia
Project Type : Residential + Hospitality
Built Up Area : 352,622 sqm
BIM Software Used : Revit, SAFE, Bluebeam, Naviswork
Achievements : This signature high-end residential and retail destination celebrates its strategic location along with the vibrant and expanding Jeddah Corniche. We developed the entire project in Revit in 2015. The real benefit was established when multiple project tasks had to be coordinated with consultants based worldwide. Due to uncertainty in the market, the design was revised numerous times; however, we managed data loss and drops effectively with the use of BIM. .
